Sinaland — Sinar Pembangunan Sdn Bhd — has been headquartered in Kota Kinabalu since 1964. Three generations of one family have run the company. The standard set by our founder, Mr. Lam Hak Ming, has not moved: build properly, sell only when complete, stand behind the work.
We do not pre-sell off plan. Buyers walk our buildings before they sign. The discipline is harder, the timeline longer — and the difference is visible the moment you step inside one of them.

Mr. Lam Hak Ming founded Sinar Pembangunan Sdn Bhd in 1964 with a contrarian conviction: that buildings should be sold standing up, not on a brochure. In a market that increasingly relied on pre-sales and off-plan deposits to finance construction, he chose the harder route — finish first, then sell.
Six decades later, the company is still privately held, still family-led, and still operates by the same principle. The buildings of that first decade are still standing, still occupied. We design every new project against that same standard.
